The Road to Recovery

Chairman's Report:
Steve Stroud, SIOR
sstroud@naicarolantic.com

On January 13, 2010 we will host our 25th Annual Triangle Commercial Real Estate Conference at the RBC Center here in Raleigh. Our president, Jimmy Barnes, SIOR, will present his usual detailed analysis of the local commercial real estate market. In addition, we are fortunate to have as our guest speaker one of the nation's leading economists, Dr. Peter Linneman, who serves as the Albert Sussman Professor of Real Estate, Finance and Public Policy at the Wharton School of Business and also as NAI Global's Chief Economist. Together, our two main speakers will provide their well-informed perspectives on the local Triangle economy as well as an assessment of our national economic prospects. You will certainly want to hear what they have to say about our road to recovery.

We believe this will be one of the most important conferences in our 25 years of presenting this annual event. We look forward to seeing you and sharing vital information that should benefit your decision-making in the year ahead.

If we can be of assistance to you and your company as you evaluate your real estate position, please give us a call at 919-832-0594 or email us at questions@naicarolantic.com.

Local Market Update:
Jimmy Barnes, SIOR
jbarnes@naicarolantic.com

Our upcoming event will mark the 25th Anniversary of our Triangle Commercial Real Estate Conference. We've come a long way from our first conference -- where an elementary school overhead projector was used to present information -- to today's high tech presentation integrating both graphics and video at the RBC Center. Real estate inventories have increased, new geographic submarkets have been created, and product types have expanded, but the standard elements of reporting remain the same. How much commercial space is available? How much was absorbed? And how much was and will be constructed? This information is integral to our accurately reporting past, present and future trends.

Right now we are researching and analyzing statistics for the Triangle market, and as usual our event will recap this year in real estate. In addition, we will offer our forecast for the coming year. As indicated in Steve's comments, we are also pleased to have Dr. Peter Linneman joining us for the second time to provide his perspective on the national economy. Unlike most economists, Dr. Linneman is lively, tells it like it is and has a wealth of information.

Why have we continued to perform our in-depth market research and hold this conference year after year? Maybe, after 25 years, it's just hard to break the habit. But the real reason is that our research and analysis enable us to provide valuable information to our clients so they can make informed decisions. It's just that simple. This year's event will be memorable. Time goes on as does the NAI Carolantic Annual Real Estate Conference.

All Work and No Play? Not at NAI Carolantic Realty!

Just prior to Halloween, the NAI Carolantic team hosted a party for the young children of our brokers and staff. Trick or Treating from office to office to collect candy, the festivities culminated with everyone gathering in our decorated kitchen (thanks to Darlene and Dana) to enjoy a cookie cake, snacks, fruit and punch. Parents seemed very appreciative of the 'rehearsal' for Halloween night!
