Chairman's Report: stevestroud@carolanticrealty.com

How about those Canes! We are certainly excited about the Carolina Hurricanes bringing the Stanley Cup home to the Triangle, and we know we share our pride with the rest of North Carolina.
Locally, the economic impact from the HurricanesÂ’ win will be felt for some time to come as estimates now report just over $5.5 million dollars being pumped into our economy. Just as important is the national exposure the area has received, highlighting the Triangle and the high quality of life we all enjoy. As you know, this is one of several factors considered by companies looking to locate here. It never takes a newcomer long to realize that the same welcoming attitude that led the area to embrace the Hurricanes is also responsible for Wake County being the 11th fastest growing county in the nation!
In addition, I recently read that Forbes has named Raleigh the number 2 city in the nation for business and careers. So although weÂ’re still celebrating the fact that the Carolina Hurricanes scored North CarolinaÂ’s first pro championship win, at NAI Carolantic we celebrate the TriangleÂ’s tradition of scoring economic victories every day by helping new and long-standing companies find the facilities they need in order to take full advantage of being part of a winning community. Thank you Hurricanes!

Market Update:
As quoted in the National SIOR Professional Report, Summer Edition 2006 regarding the Raleigh/Triangle market, “Rental rates have been increasing while concessions have remained moderate. Overall conditions are good as the local economy continues to thrive,” said Jimmy Barnes, SIOR and President of NAI Carolantic Realty. He maintains, “the Raleigh/Durham office market continues to benefit from population growth. This area offers a high quality of life, good education, and has tremendous infrastructure in place. All the capital investors want to be here.”
Recent Transactions:
- 119 acres sold in Wendell. “This market has exploded primarily due to the new NC Hwy 64 Bypass and the upcoming extension of I-540”, says Bryant Stoneham, Broker, CPA who handled this transaction for NAI Carolantic.
- The former Crown Automotive facility, a 46,777 square foot building on 9.4 acres was recently sold by Ed Brown, SIOR, CCIM. “This property was in a great location and was purchased by a local car dealer for $2.5 million,” according to Ed.
- Over 100,000 square feet of leases have been executed at Crossroads Corporate Park, Cary, NC over the last 12 months thanks to Jimmy Barnes, SIOR, leasing agent for Crossroads. “We are starting to see improvement in the Class A office market after high vacancy for the past few years,” said Barnes.
