Steve StroudAccording to the National Association of Realtors (NAR), 2006 was a record year for investment activity, with office, hotel and industrial properties constituting the most sought after commercial sectors for investment

On the residential front, the NAR anticipates that the Raleigh, NC market could experience price gains close to 10%. As such, homeowners could see a considerable gain in their personal wealth which, in turn, could result in more active inventory turnovers.

At NAI Carolantic, 2007 has been a busy year so far. Having closed almost $50,000,000 in sales transactions for the first four months of the year, we feel optimistic about what the economic future holds for North Carolina as a whole and the Research Triangle in particular.

Jimmy Barnes, NAI Carolantic's President, demonstrates daily how to bring excellence to the business of commercial real estate, and on April 17th, the Triangle Commercial Real Estate Women recognized him for doing exactly that. At their 9th annual Champion Awards luncheon, they presented Barnes with their Best Professional Commercial Real Estate Service Award. The ceremony was held at Prestonwood Country Club in Cary. Close to 400 business leaders were there to enjoy the proceedings.

NAI Carolantic is proud to be named by the CoStar Group as one of Raleigh/Durham's 2006 CoStar Power Brokers for leasing. The CoStar Group is described as the number one provider of information services to the commercial real estate industry. According to their press release, the award is given to the "top brokerage firms and dealmakers in 62 markets across the country. The 2006 Power Brokers are a distinguished group of firms and brokers who conducted billions in leasing and sales transactions last year. Only a small percentage of all brokers and firms that were eligible for this highly coveted award were selected."

 

 


Recent Transactions:

  • Steve Stroud, SIOR recently represented 5401 North, LLC in the purchase of over 266 acres located on Louisburg Road in North Raleigh.

  • Ed Brown, SIOR, CCIM represented Tech Distribution Properties, LLC in the sale of a 245,000 square foot warehouse building on 20.76 acres located at 2012 T.W. Alexander Parkway Durham.

  • Eric Stroud represented Northwest Property Group in the purchase of 1.43 acres of land located at 4711 Six Forks Road. According to Stroud, "The Northwest Property Group recognizes premium locations and is going to bring a great office product to the Midtown Raleigh submarket."

  • John Webster represented Power Secure in leasing 20,000 square feet of flex space located at 300 Kitty Hawk Drive in Morrisville. "It was a coup to find a stand-alone building of this size, located close to I-40, I-540 and the RDU airport," said Webster, who handles a variety of properties in the RTP, I-40 corridor.

  • Kyle Greer represented Triangle Regency V, LLC in the purchase of a 12,975 square foot building at 4400 Ben Franklin Boulevard in Durham.

  • Joaquin Canals recently represented TigerDirect.com in the leasing of 20,754 square feet of space at Northgate Mall in Durham. "This makes the second location for this computer retailer in the Triangle area. They expect to open this summer," said Canals about the transaction that puts TigerDirect into prime space previously occupied by Old Navy.

With over 20 years in the commercial real estate business in Wake and Durham Counties, Mr. Brown deals extensively in industrial facilities and land, office/flex and R&D space, and investment properties. He works closely with landlords and sellers to develop and implement effective marketing plans for a wide variety of commercial properties. Mr. Brown also has extensive experience providing exclusive tenant/buyer representation services.

Mr. Brown has received the Certified Commercial Investment Member (CCIM) designation, which is awarded to those who successfully complete specialized courses and extensive experience requirements. He has also earned the Society of Industrial and Office Realtors (SIOR) Industrial designation. He is a member of the North Carolina Economic Developers Association, the Raleigh Board of Realtors and a member of the Triangle Commercial Association of Realtors. Mr. Brown is a graduate of the University of North Carolina at Chapel Hill.

Welcome:

NAI Carolantic welcomes Kris Bracy as the newest member of our Property Management Team. Prior to joining NAI Carolantic, Mrs. Bracy was Monitoring Manager for the NC Partnership for Children where she supervised a team of internal auditors responsible for assuring the financial integrity of an annual budget in excess of $200 million. She has also worked as a Senior Auditor with Price Waterhouse where she began her career. She is a Certified Public Accountant and has a B.S. in Business Administration from Meredith College where she graduated cum laude.
