NAI Carolantic is proud to be celebrating 35 years of leadership in the commercial real estate market in the Triangle and North Carolina. Along with our celebration, comes a bit of a change... a new logo and look for our firm. In the next few weeks, you'll start seeing our new signs all over the Triangle. We are even placing a sign on our building to celebrate the opening of Fayetteville Street. This new logo relates to our affiliation with NAI Global. As you know, we now live in a global economy and NAI Carolantic is ready to assist you in handling your commercial real estate needs from Raleigh, throughout the United State, or across the globe in Dubai and even Hangzhou, China. By the way, this will make the fourth NAI office to open in China with 15-20 cities targeted over the next several months. We hope you'll give us the opportunity to Build on our Network.
On Wednesday, January 17th, we will be presenting our 22nd Annual Triangle Commercial Real Estate Conference at the RBC Center in Raleigh. At the writing of this newsletter, we already have over 1,200 RSVP's to this invitation only event. We are especially pleased to have Dr. Peter Linneman as our guest speaker. Dr. Linneman, is the Albert Sussman Professor of Real Estate, Finance, and Public Policy at the Wharton School of Business, at the University of Pennsylvania and he will touch on the national and global picture as it relates to commercial real estate. Dr. Peter Linneman holds both Masters and Doctorate degrees in economics from the University of Chicago. He has published over 50 articles during his career and is widely recognized as one of the leading strategic thinkers in the real estate industry. Recently named one of the 25 most influential people in real estate by Realtor Magazine, everybody wants to know what he thinks. He's a frequent keynote speaker at major industry conferences. For more than 25 years, Dr. Linneman has provided strategic and financial advice to leading US and international companies. His quarterly report called The Linneman Letter forecasts employment growth and examines how macroeconomic factors influence real estate markets.
As in past conferences now spanning over two decades, we are proud that NAI Carolantic has been providing this region with statistical information on the commercial real estate market to help business clients and government leaders make wise decisions for our region's future. NAI Carolantic congratulates our brokers who were given various awards:
- Steve Stroud, SIOR was presented the 2006 Patrick Henry Award given to individuals in positions of great responsibility who have distinguished themselves with outstanding and exceptional service. The award is presented by the National Guard Association.
- Steve Stroud, SIOR won a Carolinas Chapter SIOR award in the category of Largest Industrial/Land transaction outside of Wake, Mecklenburg, Durham and Orange counties by being the primary broker in a 5,652 acre resort development package near the town of Boone, NC.
- Ed Brown, SIOR, CCIM won a Carolinas SIOR award in the category of Largest Industrial/Land transaction inside Wake, Mecklenburg, Durham or Orange county for the sale of a 210,000sf warehouse on almost 20 acres located in Raleigh, NC
- Kyle Greer was selected to participate in the Cary Leadership Program. Acknowledged as an outstanding leadership incubator in the Triangle area, it is an honor for applicants to be identified by the Cary program as potential community leaders.

Market Update:
Raleigh/Durham mirrors the national and global trend as commercial property markets across the globe continued their steady climb in 2006, with 2007 promising continued growth, according to the 21st annual Global Market Report issued by NAI Global, the world's largest network of independently owned commercial real estate brokerage firms. However, the 2007 Global Market Report concludes growth could be hurt by increased geo-political concerns in major markets worldwide.
"Commercial real estate fundamentals are strong in most major markets around the world," stated NAI Global President & Chief Operating Officer Jeffrey M. Finn. "In some of the fastest growing markets of recent years, the biggest issues we're seeing are political in nature. From efforts to rein in the hot economy in China, to new governments in Chile, Peru, Ecuador and Latin America, to lingering political favoritism in the European Union, market risk pales in comparison to political risk factors for several geographies. More than ever, it's imperative for companies to find a local partner on the ground that has the market experience needed to navigate through these challenges."

Recent Transactions:
- Steve Stroud, SIOR recently represented Southeastern Timberlands Company in the purchase of 16,949 acres of land located in Pamlico, Craven, Jones/Craven, Brunswick, Pender & Onslow Counties of North Carolina.
- Jimmy Barnes, SIOR represented FAISON in leasing approximately 25,000 square feet to NCJUA at Crossroads Corporate Park. "The Crossroad buildings are efficiently designed and offer a great location. On-site management is also attractive to many companies," said Barnes.
- Dee Creech, SIOR and John Webster represented GID in handling the following new tenants who located at Southport Business Park: North Carolina Teacher Academy; Solargenix; TriE Medical; Prologistix; INI Power Systems and TIRF Technologies. Southport Business Park is located on Aviation Parkway, minutes from RDU International Airport.
- Joaquin Canals recently represented Churchill Properties, LLC in the purchase of a 25,000 square foot manufacturing building on 2.5 acres located at 5609 Departure Drive in Raleigh. "Churchill Properties looked at numerous cities in the mid-Atlantic region and selected the Raleigh market due to our transportation network," said Canals.

James M. Barnes has 18 years of commercial real estate experience exclusively in the Raleigh, Research Triangle area of North Carolina. The last 16 years have been with NAI Carolantic Realty, which was founded in 1972, and is the Triangle's leading commercial real estate firm. Mr. Barnes was named President in 2001. A specialist in Class "A" office leasing, Mr. Barnes has been involved in over $40 million of transactions just over the last four years with total transactions exceeding over one million square feet.
